AXIA Architects led an interdisciplinary team in a Master Planning and Regulatory effort for a 350-acre ranch at the North end of the town of Healdsburg. The Master Plan included 48 estate sites, a small resort, a community park, open space and affordable housing.  The concept embraced a design philosophy which encourages sensitivity to the terrain, the physical beauty and natural characteristics of each individual site. The regulatory process involved master planning, all CEQA issues, Design Guidelines, Policy Statement, Preliminary and Tentative Maps and Annexation Documents as well as all associated hearings and agency interface. The project was sold at Tentative Map stage.
